What Types of Inspections Do we Offer?

Pre-Listing Inspections

Pre-listing inspections are certainly available; please make sure that your vendors understand that this is not necessarily a marketing tool. Our experience with pre-listing inspections is that they are often misrepresented to vendors, who are then unhappy with the result. While we are perfectly prepared to perform them, we will write a report that would be no different from one prepared for a purchaser. This inspection covers the nine systems, with the emphasis on future expenses and system replacement. The final purchaser may choose to rely on this inspection, or may  request their own pre-purchase inspection.  The pre-Listing inspection report is completed in a Home Reference Book (a 95 dollar value).

Pre-Purchase Inspection

This is the typical home inspection, which covers the nine functional systems of the home. It is typically performed with the purchaser so they can benefit from the guided tour of their new home. The pre-purchase inspection report is completed in a Home Reference Book (a 95 dollar value).


Condo / Mechanical Inspection

This inspection covers the mechanical, electrical and plumbing components as well as the Interior aspects. This inspection is performed for a reduced fee. Structural and building envelope issues are not addressed. This inspection is typically a pre-purchase inspection.


Partial Inspection

This inspection can be performed for any concern a homeowner may have. These inspections are often more in-depth, and may involve return visits if the problem is on-going. Structural defects and persistent water leakage are common reasons for partial inspections.

Commercial

The Commercial inspection covers the nine systems Roofing, Exterior, Structural, Electrical, Heating, Air-Conditioning, Plumbing, Insulation, and Interiors. This inspection is typically called a building envelope inspection, which means that soil testing, or subsurface investigations are not done within this scope. A written report will be supplied shortly after the inspection.

For sub-surface investigations or for environmental inspection, geological investigations or site remediation concerns we are able to refer you to several companies which do this work regularly.
